1) Prepare, Market and Sell the House - This is the same job of any standard MN real estate agent.  

2) Negotiate the Clients Debt and When Possible Eliminate Future Liability - In an ideal situation the real estate agent will be able to get the clients mortgage company to completely forgive the debt.  This is not always possible.  If the client has two or three mortgages on the propety it is not uncommon that the 1st mortgage holder prohibits the 2nd and 3rd mortgages from receiving anymore than $1000 or $2000 for their position in the property.  Keep in mind that the 2nd or 3rd mortgage holders must receive something for their position (otherwise they won't release their position and the client won't be able to sell the house), but the 1st mortgage holder reasons, "if I am going to take a loss on this loan everybody else is as well".  This can be problematic.  For example, if the 2nd mortgage holder is owed $50,000 and they receive $2000 for their position, they may release their lien on the property, but they won't release the client from financial obligation to pay the remaing balance.  Keep in mind however, that they will definitiely be willing to negotiate.  They may be willing to forgive the remaining debt if the client throws in a few extra thousand.  This is when it's important to have a skilled MInnesota short sale agent representing you at the table.  They know what the banks bottom line is for accepting reduced payoffs based on previous experience.
